The Pitfalls
The first thing that you should know is that Wholesale is not right for most people. True, you can save significant money, but there is a trade-off for the potential savings as you will assume significant responsibility.
Risk/Reward
There is no guarantee of savings but it is reasonable to expect that you will conservatively spend about 10-20% less than you would on a turnkey project. It's possible to save even more but there is downside potential as well. The danger is that if you are untrained you could make costly mistakes.
Needed Skills
Building a modular home is tons easier than building a site built home, but it's only comparatively easier. We tell people that if they want to General Contact (GC) a modular home they have to be methodical and courageous. If they want to GC a stick house the have to be methodical, courageous, and crazy.
Being a modular home builder primary takes the ability to organize. You are essentially a General Contractor. You will be hiring, managing, and paying sub-contractors to do the site work. There is some work you may be able to do yourself but it's not necessary to ever lift a finger on the job.
Beyond the above it is a great help if you or a family member is in the building trades. Our most successful clients are masons, electricians, general contractors, etc. Often our most successful clients have a committed family member in the trades.
